Yes, we handle commercial renovations for offices, restaurants, and retail spaces across Manhattan, Hoboken, and other areas. We focus on design, speed, and compliance.

Absolutely. We stand by our Work. All work completed by Designs by D & J is backed by:
  • 1-Year Workmanship Warranty 
  • Manufacturer Warranties – Any products or materials we install (tile, fixtures, appliances, etc.) are covered by the manufacturer’s own warranty, which we’ll pass directly to you.
  • Extended Coverage Available – For certain projects, we offer extended warranty options as part of our premium service packages.
We’ve got you covered in most cases, you don’t need to hire a separate architect.
 
Here’s how it works:
  • For most kitchens, bathrooms, and full-apartment renovations, our in-house design team can create detailed layouts, 3D renderings, and finish selections to bring your vision to life.
  • For projects that require structural changes, DOB filings, or Alt-1 permits (like apartment combinations, major wall removals, or adding square footage), we work with licensed architects and engineers from our trusted partner network. We manage that relationship for you so the process is seamless.
 
The benefit?
You get a single point of contact from concept to completion ,no juggling multiple companies or worrying about plans meeting building and code requirements.

Kitchen Remodels in NYC typically take 4–6 weeks. Full Gut Bathrooms usually take 3–4 weeks. Timelines vary based on project complexity ,inspection if needed and permit requirements, but we stick to our schedule.

In most cases, yes you’ll need permits for bathroom and kitchen remodels in NYC, especially if the work involves:
  • Plumbing changes
  • Electrical upgrades
  • Structural modifications
  • Gas line work
 
However Minor cosmetic updates like painting,retiling, replacing cabinets in the same location, or swapping appliances without moving gas/water lines typically don’t require a permit.
 
If you live in a co-op or condo, you’ll also need board approval before starting any work, and their requirements are often stricter than the city’s.

3. Build-Only – Essentials Covered
 
Our basic package is for homeowners who already have finalized plans, permits, and selected finishes:

Best for those who want to handle design themselves but need a licensed, experienced builder to get the job done right.

Yes we have experience navigating Landmarks Preservation Commission (LPC) approvals, which are required for exterior changes and sometimes interior alterations in historic buildings. We handle all drawings, submissions, and compliance so your project meets city and landmark guidelines.

Absolutely. We specialize in complex NYC renovations, including apartment combinations for co-ops, condos, and brownstones.
 
Our apartment combination services include:
  • Architectural coordination & DOB filings (Alt-1 permits)
  • Structural review & engineering for wall removal or new openings
  • MEP upgrades (electrical, plumbing, HVAC) for expanded layouts
  • Waterproofing, fire separation, and soundproofing to meet building code
